Each house type features luxurious
kitchens that are exemplary in style,
quality and design. They are custom
designed and built in Germany for
Marlmount by McNally Kitchens.
An exquisite selection of cupboard door
finishes, soft drawer closing, stainless steel
finish plinths, under press lighting, natural
stone and man-made counter tops, quality
"bowl & half" stainless steel sinks, stainless
steel extractor fans and integrated doors
for fridge/freezer, dish-washer and
washer/dryer are available. Also available
are chrome light switches and plug points -
it's all here in the Marlmount kitchens.

BATHROOMS
Quality sanitary ware with soft clean lines
feature chrome fittings as per showhomes.
Large baths have built in showers and
ensuite showers feature large shower trays
as per relevant showhome. Chrome heated
towel rails and tiling are as per
showhomes.
WARDROBES
High quality fitted wardrobes feature
various finishes and contemporary handles
as per individual showhomes.
FIREPLACE
Marlmount houses features a classic stone
fireplace (as per showhomes), which are
suitable for use with a gas fire and in most
cases the purchaser can choose an open
fire if preferred.
HEATING & HOT WATER
Natural gas fired central heating with
radiators, thermostatically controlled
with a condensing boiler. Plumbed for a
condenser water boiler.
JOINERY
Top of the range Wrightwood Elite double
glazed sealed pine windows. Solid oak
internal doors with elegant polished
contemporary chrome handles in detached
homes as per showhomes. Elegant panel
doors with contemporary brushed metal
handles in semi-detached houses as per
showhomes. Deep moulded contemporary
skirting and architraves. Front doors are
painted hardwood with high security triple
lever locks.
DECORATION
Walls are drylined, skimmed and painted
throughout. There is a choice of 4 paint
finishes in the detached houses while the
semi-detached houses are painted
throughout in “Buttermilk”.
ATTIC SPACE
“Stira” pull down stairs to attics in
detached houses provides an extension of
useable space.
ELECTRICAL SPECIFICATION
Pre-wired for alarm. Generous electric
sockets and light points provided. Outside
lights supplied and fitted to front and rear.
TV points in all living rooms and selected
bedrooms.Telephone points in selected
rooms. Smoke alarm fitted.
GARDENS
Front gardens landscaped. Rear gardens
levelled and seeded. Dividing fences are
concrete post with heavy duty pressure
treated timber infill panels. Complete with a
block built rear boundary wall. Gardens
feature a paved patio.
OPTIONAL EXTRAS
In-Home Entertainment System includes -
smart home cabling, multi-room audio,
home cinema, internet access and
networking capabilities. Gas fires.
Integrated kitchen appliances.
COMMUNAL SPACES
Marlmount boasts stunning landscaped
open spaces that incorporate extensive
cycle and footpath networks. There is a
most dramatic feature entrance with hard
and soft landscaping of the very highest
standard. There are cobbled areas,
beautiful rockeries, elegant feature street
lighting and an extensive planting
schedule throughout.
ENERGY EFFICIENCY
A “B” rating is achieved for energy
efficiency at Marlmount, through the
implementation of upgraded building
systems and materials used in the
construction of the houses. There is an
energy efficient boiler complete with a 7
day programmable controller, independent
heating zones, thermostatic radiator valves,
extra depth of insulation throughout the
house, high performance glazing and CFL
adaptable light fittings - all contributing to a
higher level of energy efficiency. These
features have the added benefit of an
improved level of comfort and reduced
energy costs for the home owner.
